Meet your agent

Hi, I’m Ava.

I sell real estate in London, Ontario. Mostly to people buying their first or second home, and mostly because someone they trust told them to call me.

The story

I got into this because of a bad experience, not a good one.

My first home purchase went badly. Not catastrophically — just the ordinary kind of badly where nobody explains anything, the agent stops answering once the offer is firm, and you find out what a sump pump is three weeks after closing.

I promised myself that if I ever did this professionally, the person on my side of the table would know exactly what was happening at every step, and would be able to reach me. That is the entire business model. It is not complicated and it is not common.

Since then I have helped over two hundred families move in and around London. Most of them were buying — first homes, growing homes, the one after the divorce, the one after the promotion. I have walked several hundred houses in this city and I remember most of them, which turns out to be the actual skill.

I will tell you when a house is wrong for you. I will tell you when the timing is wrong. I have talked people out of more purchases than I care to count and it is the part of the job I am proudest of.

You can reach me

Under an hour on average, seven days a week. I answer my own phone. There is no team inbox and no assistant screening you.

No dual agency

If you want a home I have listed, I refer you to a colleague rather than represent both sides. Nobody negotiates well against themselves.

Numbers in writing

Every offer is backed by comparable sales you can read yourself. You should never have to take my word for a price.

London specifically

London, Middlesex County and St. Thomas. Not a franchise map — the actual streets I have walked and can speak to honestly.

In their words

What clients say afterwards

“We lost three houses before we found Ava. She rebuilt our budget and told us honestly which two neighbourhoods to stop looking in. We were in a place we love six weeks later.”
Priya & Dev M.First-time buyers · Byron
“She talked us out of a house. That is the part I still tell people about. The inspection would have cost us forty grand and she caught it from the driveway.”
Marcus T.Move-up buyer · Riverbend
“Relocating from Toronto with two kids and no idea where anything was. She sent a fourteen-page neighbourhood breakdown before we had even signed anything.”
The Okafor familyRelocation · Masonville
“Listed Thursday, six offers by Monday, closed nine percent over what the previous agent suggested. The prep list cost about $2,400.”
