I sell real estate in London, Ontario — mostly to people buying their first or second home, and mostly because someone they trust told them to call me. My own first purchase went badly in the ordinary way: nobody explained anything, the agent stopped answering once the offer was firm, and I learned what a sump pump was three weeks after closing.
So the whole practice is built around the opposite. You will know exactly what is happening at every step, you will see the comparable sales behind every number, and you will be able to reach me — usually inside the hour, seven days a week. Over two hundred families have moved with me since, and I have talked plenty of them out of the wrong house along the way. That is the part I am proudest of.

What does it cost to use a buyer’s agent?
In almost every residential sale the seller’s side pays the commission for both agents out of the sale proceeds. You get full representation, negotiation and access at no direct cost. If a rare listing offers no buyer compensation, I will tell you before we ever set foot in it.
How much do I actually need for a down payment?
In Canada it is 5% on the first $500,000 and 10% on the portion above that, up to $1.5M — so a $700,000 home needs $45,000 minimum. Under 20% down means CMHC insurance is added to your mortgage. The calculator above shows both.
What are closing costs on top of the price?
Budget roughly 1.5% to 3% of the purchase price. In London that is land transfer tax, legal fees, title insurance, inspection, appraisal, adjustments, and PST on the CMHC premium if you have one. There is no municipal land transfer tax here — that is a Toronto expense. The closing cost calculator itemises all of it.
I am a first-time buyer. What am I entitled to?
The Ontario land transfer tax rebate of up to $4,000, the First Home Savings Account, the RRSP Home Buyers’ Plan, and the federal first-time buyer tax credit. Used together they are worth well over $10,000 to most London buyers. All of them explained here.
Am I locked into anything by reaching out?
No. The first conversation, the valuation, the neighbourhood research and the numbers are all free and carry no obligation. A buyer representation agreement only comes up when you have decided you want me working for you.
